Fireplaces are the December-February selling point. Here's what to know.

WOOD vs GAS. Wood = ambiance, work, mess. Gas = flip a switch, warm room. Both are common.

DECORATIVE. Some cabins have wood fireplaces that don't work (chimney sealed, insurance reasons). Ask directly: 'is the fireplace operational?' Photos don't confirm operation.

WOOD SUPPLY. If wood-burning, ask if wood is provided or if you buy it locally ($10/bundle at Hochatown gas stations).

INDOOR vs OUTDOOR. 'Fire pit' usually means outdoor. 'Fireplace' means indoor. Read carefully.

OUTDOOR FIRE PIT. Better in fall than winter. Wood or gas both work. Ask if there's a spark screen (kids/dogs).

HEATING. A wood fireplace won't heat a 3000 sq ft cabin — HVAC does the real work. Fireplace is ambiance.

BURN BANS. During dry summers, McCurtain County issues burn bans that shut down all outdoor fires. Check the county page before you go.
